How to Check Your Ejari Status in Dubai

Checking status answers one question: has this tenancy been registered, and is the registration still live? This page covers each official channel, what it shows, and how to act on a result that comes back pending, cancelled, or empty.

The Dubai REST app

Sign in with UAE Pass and open the certificates or tenancy-services area. Active contracts in your name appear there, and the certificate can be downloaded directly. This is the route most tenants use, because it works from a phone and does not require the contract numbers to be typed in the app reads the records linked to your identity. (Official Dubai REST page)

The DLD portal

The Dubai Land Department’s “Download Ejari Certificate” service performs the same check from a browser; it is linked from the dubailand.gov.ae homepage. Enter the Ejari contract number and the DEWA premise number or the Dubai Municipality number, where the property uses one both found in the “Leased Unit” section of the contract, complete the verification step, and the certificate is returned if a record exists.

UAE Pass

The UAE Pass app matches your Emirates ID to any registered contract in your name, so it does not require the contract or premise numbers. If a match is found, the certificate becomes available to view and download. This is the simplest route when the contract paperwork is not to hand.

What each result means

A check resolves to one of four states:

  • Active — registered and current. The only state that serves as proof.
  • Pending — submitted but not completed.Registration finishes only once the landlord approves it, so a pending record is not yet proof of anything.
  • Cancelled — a prior tenancy that has been closed.
  • No Data Found — no matching record. Usually a typing error; occasionally, no registration at all.

If you get "No Data Found"

First, rule out the simple causes. Re-enter the Ejari contract number and the DEWA premise number exactly as they appear in the contract — no spaces, and watch for transposed digits or look-alike characters (1 and l, 0 and O). Confirm you are using the current contract’s numbers and not those from a previous tenancy.
If the numbers are correct and the result is still empty, the lookup is inconclusive: ask the registering party or the DLD to confirm the record before concluding the tenancy was never registered. An unregistered lease will not be accepted where an Ejari record is required, such as proof of residence. If the registration is confirmed as missing, it has to be filed first; the check returns an active record once the registration is complete.

What happened when you checked?

If the record matches, keep the result with your tenancy documents. If it does not, first recheck the information entered and the record you expected to find. Choose optional help only for the unresolved task.

No matching record: An empty result is inconclusive. Confirm the inputs and ask the responsible party about the registration before starting a new one.

Could not complete the check: A UAE Pass or app sign-in problem is an access issue, not a result about the record. Sort out the sign-in first (UAE Pass registration, a current mobile number for the code) and run the check again before treating the record as missing.

New or continuing tenancy: Choose registration for a confirmed new filing, or renewal for a confirmed renewal. If you are unsure, start with the problem route.

Common questions

How long after registration does the status show as active?
The certificate is typically issued the same day the documents are verified, after which the status reads active.

I entered my details correctly but still see “No Data Found.”
If the contract number and DEWA premise number are correct and current, the lookup is still inconclusive on its own: the registration may never have been completed, may have been cancelled, or may sit under different details. Ask the registering party or the DLD to confirm the record.

Can I check a tenancy that is in someone else’s name?
The UAE Pass route only returns records linked to your own Emirates ID. To check a specific contract you would use the contract and premise numbers through the DLD portal.
