Checking status answers one question: has this tenancy been registered, and is the registration still live? This page covers each official channel, what it shows, and how to act on a result that comes back pending, cancelled, or empty.
Sign in with UAE Pass and open the certificates or tenancy-services area. Active contracts in your name appear there, and the certificate can be downloaded directly. This is the route most tenants use, because it works from a phone and does not require the contract numbers to be typed in the app reads the records linked to your identity.
The Dubai Land Department’s “Download Ejari Certificate” service performs the same check from a browser. Enter the Ejari contract number and the DEWA premise number or the Dubai Municipality number, where the property uses one both found in the “Leased Unit” section of the contract, complete the verification step, and the certificate is returned if a record exists.
The UAE Pass app matches your Emirates ID to any registered contract in your name, so it does not require the contract or premise numbers. If a match is found, the certificate becomes available to view and download. This is the simplest route when the contract paperwork is not to hand.
A check resolves to one of four states:
First, rule out the simple causes. Re-enter the Ejari contract number and the DEWA premise number exactly as they appear in the contract — no spaces, and watch for transposed digits or look-alike characters (1 and l, 0 and O). Confirm you are using the current contract’s numbers and not those from a previous tenancy.
If the numbers are correct and the result is still empty, the tenancy was never registered. An unregistered lease is not enforceable and will not be accepted as proof of residence. In that case the contract has to be filed first — you can register the tenancy through Ejari and then re-run the check, which will then return an active record.
How long after registration does the status show as active?
The certificate is typically issued the same day the documents are verified, after which the status reads active.
I entered my details correctly but still see “No Data Found.”
If the contract number and DEWA premise number are correct and current, the most likely explanation is that the registration was never completed or has been cancelled.
Can I check a tenancy that is in someone else’s name?
The UAE Pass route only returns records linked to your own Emirates ID. To check a specific contract you would use the contract and premise numbers through the DLD portal.
